Homebuyer Process

Step 1

Getting Started

Select a program you are interested in and submit a request using our easy online form. A mortgage loan specialist will reach out to consult on your goals and start your home buying process.
Step 2

LOAN APPLICATION

You will have access to a personalized loan portal, where you can upload documents, track progress, ask questions and more. Loan progress will heavily depend on your ability to get information sent over.
Step 3

Loan Approval

After all loan documents are submitted your loan will be sent for review and approval. Your loan officer will contact you when your loan is approved.

Closing

Your loan is ready to close and a settlement date is set. Your mortgage loan specialist will help you every step of the way.

Who is eligible for the program?

Eligible borrowers must either currently reside in or be purchasing a home in a Majority Black or Hispanic Census Tract (MBHCT) located in the counties below where over 50% of the population is Black or Hispanic. Additionally, if a borrower lives in an MBHCT but is purchasing a property outside of an MBHCT located in one of the counties below, this will also qualify; however, at least one applicant must be a first-time homebuyer.

  • Counties: PA: Philadelphia, Bucks, Montgomery, Chester, Delaware, NJ: Camden, or MD: Baltimore.
What types of properties can I purchase with these loan programs?

Eligible properties include single-family homes, condos, and Planned Unit Developments (PUDs). The property must be a single unit and used as your primary residence.

Are there income restrictions to qualify for these loan programs?

No, there are no income limits for these programs. It is available to eligible borrowers regardless of their income level.

Do I need to repay any of the grants that I receive?

No, you do not need to repay any of the grants you may receive under the Closing Cost Assistance Grant program. Any grant you receive is non-amortizing and is fully forgiven, meaning once it is provided, it does not require repayment. However, if you use the Down Payment Assistance/Closing Cost Assistance Second Lien Mortgage, that loan will need to be repaid upon the sale of the home or a cash-out refinance.

What credit score do I need to qualify for these loan programs?

A minimum credit score of 620 is required to qualify for these programs.

Do I need to complete a homebuyer education course to qualify for these programs?

Yes, HUD-approved homebuyer education is required. This education can be completed online or in person.

Are there any requirements for cash reserves?

Yes, if you are using down payment assistance, you must have one month’s PITI (Principal, Interest, Taxes, and Insurance) in reserve.

Can I use these loans to purchase a second home or investment property?

No, the loan programs are intended for primary residences only. The property you purchase must be your main home.

Do these loan programs offer any flexibility with underwriting?

Yes, the programs allow manual underwriting and alternative credit data may be used. The standard debt-to-income (DTI) ratio is 45%, but it can be extended to 50% with strong compensating factors.

Additionally, if a borrower lives in a MBHCT but is purchasing a property outside of an MBHCT located in one of the defined counties this will also qualify; however at least one applicant must be a first-time homebuyer.
